			<content:encoded><![CDATA[<p>A new model park was recently unveiled at Cresswind at Lake Lanier, generating significant interest among active adult buyers. The Kolter Group’s popular resort-inspired active adult community adjacent to Lake Lanier held a ground breaking event for 11 new model homes on June 11, 2011. Upon completion, the model park will include over 30,000 square feet of professionally decorated homes for homebuyers to tour.</p>
<p>Approximately 200 people were on hand to witness the ground breaking and get a look at 11 new floor plans. Gainesville City Councilman, George Wangemann was in attendance and spoke to the group of attendees. Guests also enjoyed lunch and entertainment at the community.</p>
<p>Utilizing research results from 2,500 active adults, The Kolter Group designed these new homes specifically for today’s active adult buyer. Homes feature new elevations, paint colors and details aimed at creating a unique experience for homeowners at Cresswind at Lake Lanier.</p>
<p>“Kolter is proud of the work our team has done to create these beautiful new homes,” said Kolter Vice President, Bob Rademacher. “Obviously, we wanted to build something to enhance the community’s appeal among active adult buyers. Judging from the turnout at this ground breaking event, we’d say the new floor plans are a hit.”</p>
<p>Buyers at the community are certainly taking notice of the new floor plans. Since the plans were initially offered a month ago, four homes have already been sold.</p>
<p>The new homes at Cresswind at Lake Lanier include several features and customizable options. The 11 new floor plans range in size from 1,300 to 2,900 square feet. Homes have open kitchens that flow into the great room; large owner’s suites with oversized showers; and abundant storage space.</p>
<p>Plans offer options for basements, lofts and two-car garages with bonus space for storing golf carts. Homes also have flex space above the garage that can be used as a storage area or an additional bedroom and bath.</p>
<p>Just like all homes at Cresswind at Lake Lanier, the new plans are constructed using the company’s Comfort Home Design™ program, which ensures that homes are aesthetically pleasing and symmetrical. In addition, homes feature upgraded insulation and sealants and undergo a blower test to ensure energy efficiency. To ensure energy efficiency and guaranteed savings, homes are certified by “Right Choice” an energy savings program provided by Jackson EMC that offers three different warranties.</p>
<p>When completed, Cresswind at Lake Lanier will include 734 homes and 214 acres of preserved green space, along with a first-class amenity package. Homeowners can purchase private boat slips on Lake Lanier or use the community courtesy dock. A new $8 million, 36,000 square-foot clubhouse is being built at Cresswind at Lake Lanier, adding even more value to the community.</p>
<p>The community is located just 45 minutes from Atlanta near Lake Lanier, one of Georgia’s most popular recreational attractions and within a short drive of Chateau Élan Winery and Golf Resort, Mall of Georgia, Road Atlanta as well as top-rated restaurants and healthcare facilities.</p>

<p>The event on June 11 from 11:30 a.m. to 1 p.m. offers visitors a chance to enjoy a light lunch and entertainment, as well as a sneak a peek at the community’s unique <a href="http://www.cresswind.com/communities/lake_lanier/models" target="_blank">new home designs</a>. Created specifically for today’s active adults, new brand new floor plans feature new elevations, paint colors and all the details that active adult buyers seek.</p>
<p>“Kolter has taken this opportunity to reinvent our product line. You won’t find these homes anywhere else, no matter how hard you look. The community has experienced phenomenal success, selling more than 50 homes since it opened in 2010. We expect this new product line will make it even more popular,” said Kolter Vice President, Bob Rademacher.</p>

			<content:encoded><![CDATA[<p>Richard and Vivian Young purchased a home at Lake Lanier in 2007, and soon realized they downsized too much. They sought more space, but still on the lake. The couple, who are 65, purchased a new single-family home in Cresswind at Lake Lanier, assisted by Susan Jankoski with Harry Norman, Realtors. Richard chatted about the active adult community, which was previously called Seasons on Lake Lanier and purchased by the Kolter Group in 2010 after developer Levitt &amp; Sons went bankrupt.</p>
<p>Q: Did you have concerns about purchasing in a neighborhood that had changed hands?</p>
<p>A: That was a big fear &#8212; that they would go in there and do the same thing that Levitt had done. (Kolter is) a fairly well-capitalized company. They’ve got several projects. There’s some feedback on some of the websites I found that some of their customers had put on there that they do honor their agreements. The first thing they did after they bought Seasons and renamed it Cresswind was they tore down several houses &#8230; and also several foundations that were not up to snuff. Now they’re in the process of building the tennis courts and the (36,000-square-foot) clubhouse.</p>
<p>Q: How did the size of this home meet your needs?</p>
<p>A: What they put on their plans (theirs is the Viola floor plan) as a second bedroom, we made into a den. Then the upstairs bonus room is what we made into the second bedroom. It’s sort of a loft thing. You go up the stairs, and it just opens up. It has extremely high ceilings. It had a lot of upgrades in it. Almost the entire main area is hardwood, with the exception of the office and the master bedroom. It’s got the granite countertops. It’s got surround sound. It’s got a gas fireplace. It was just what we were looking for.</p>
<p>Q: What social aspects attracted you to Cresswind?</p>
<p>A: They have clubs. They’ve got a walking club. They’ve got a craft club. They’ve got education clubs. As the term implies, it is active adult. I wished we had moved here 10 years ago. Of course, 10 years ago, it wasn’t there. The neighbors that we’ve met so far have really been friendly. We’ve got some great neighbors that have just moved in from Texas. Right now when you buy in there, they assign you a username and password and you go onto the private part of the website and they have a calendar there. They have line dancing and men’s card night. It’s not exactly a nursing home.</p>
<p>Q: What tip do you have for others searching for an active adult community?</p>
<p>A: Be prepared to pay for what you want. Our dues ($200 a month) cover a lot of things. There are other places with smaller association dues that they don’t have the amenities. Look for what you’re going to use. We’ve got a pontoon boat, and we love going out and cruising up and down and finding a quiet spot and sitting and reading. Of course, we wanted to be able to meet people in groups that had the same type of interests that we do, so this affords us an opportunity to do this as well.</p>

<p>WEST PALM BEACH, Fla. &#8212; The Kolter Group, LLC, a West Palm Beach private investment firm focused on real estate development, investment and construction, has acquired Seasons on Lake Lanier, north of Atlanta in Gainesville, Georgia from Wachovia. </p>
<p> The acquisition of Seasons on Lake Lanier includes 14 fully furnished model homes, 45 complete or partially complete homes, 169 developed lots, 147 partially developed lots and 290 approved-but-raw lots. There are also 30 boat slips on Lake Lanier.  Plans also include a large clubhouse amenity which is not yet built.  The purchase price was not disclosed.</p>
<p> “We are pleased to have acquired such a premier active adult development as our entrée into the Atlanta market.  The residents have made extraordinary efforts maintaining the beauty of the community.” shared Rick Covell, Sr. Vice President of The Kolter Group.</p>
<p> Kolter plans to initially focus on selling the existing inventory at the Lake Lanier property and then to continue to market the project as an active adult community, as originally planned.</p>
