From PGA Boulevard:

Take either Military Trail or Central Blvd. north. After you cross Hood Road, proceed to Grandiflora Road and turn left. Follow Grandiflora into Alton. At the first intersection you come to in Alton, Dickens Drive, turn right. Model Center will be on your right.

From the Turnpike:

Take the PGA Blvd exit and drive east on PGA Blvd.  Take a left on Central Blvd. heading north, proceed across Hood Road and take a left onto Grandiflora Rd. Follow Grandiflora into Alton. Kolter Homes next Active Adult Community planned for Charlotte

Charlotte region to offer almost 9,000 homes to ‘zoomer’ generation

Jay Seymoure, general manager of Trilogy Lake Norman, likes to call them “zoomers,” referring to the younger and more-active Baby Boomers who are approaching retirement.

The Charlotte region has attracted five age-restricted communities that plan to add almost 7,200 homes aimed directly at the zoomers. If you include homes in the smaller 55-plus communities, the Charlotte area has close to 9,000 homes in those communities.

The communities for the 55-plus age group date back to Del Webb Carolina Lakes in Lancaster County, which started in 2005. The most recent is Cresswind Charlotte by Florida homebuilder Kolter Homes, which is still in the permitting stage.

Jobs and amenities are attracting the older set to age-restricted communities in the Charlotte area, says Jon Cherry, division president of the Pulte Group Inc. in Charlotte. Pulte is developing Carolina Orchards along with Carolina Lakes in the Charlotte region.

“Folks still want to be by the major cities and the amenities,” Cherry says. “A lot of the consumers are still working at least part time.”

Here are the five large age-restriction communities in the region, which are expected to add a total of 7,191 homes:

  • Sun City Carolina Lakes: 3,162 homes in Lancaster County
  • Trilogy Lake Norman: 1,650 homes in Lincoln County
  • Carolina Orchards: 729 homes in York County
  • Tree Tops: 800 homes in Lancaster County
  • Cresswind: 850 homes in Mecklenburg County

Boomers and zoomers are like a “big pig in the python,” moving through the snake that is the U.S. population, Seymoure says. And they need somewhere to live.

Many of the builders seem to have abandoned the idea of an active-adult community on a golf course, too.

“People want to be close to privacy and woods and privacy and water instead of living on a golf course,” Cherry says.

Trilogy has sold 80 homes so far. The first closings for the eastern Lincoln County community will be in March, Seymoure says.

“We’re real happy with where we are,” he says, speaking to the sales level at Trilogy. A grand opening will probably happen in April or May after a 25,000-square-foot amenity center is complete.

He predicts that 150 to 200 residents will be living by year-end in Trilogy, which is located across the street from East Lincoln High School.

Prices for homes there are $260,000 to the low-$400,000s. The homes have granite countertops, maple cabinets, 10-foot ceilings and Hardy siding.

At Carolina Lakes, Cherry says the last 40 homes should sell soon, meaning the community will be built out in 11 years.

Now, homes are under construction in Pulte’s Carolina Orchards in Fort Mill, which are expected to sell for the $200,000s to the $500,000s.

Ask Cherry why age-restricted communities are being built around the Charlotte region. You can thank Del Webb, he answers.

“People have seen the success at Sun City Carolina Lakes has had,” he says. “They would like to copy that.”

On a smaller scale, 12 other 55-plus communities in the Charlotte region have a total of 1,755 homes occupied or under development. That’s a grand total of 8,946 homes in age-restricted homes across the area.

  • The Courtyards at Weddington Road: 33 homes in Stallings
  • The Villas at Creek Walk: 25 homes in Stanley
  • The Courtyards at Harrisburg: 23 homes in Harrisburg
