Summary

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  •        Manage all outside consultants successfully via clear communication, direction and project tracking   
  •        Plan, assign and direct the work of outside consultants 
  •        Conduct regularly scheduled meetings with consultants to review job progress and priorities
  •        Communicate areas of accountability and the performance expected to outside consultants
  •        Responsible for ensuring that all technical drawings that make up the Master Plan Construction Document sets are prepared by licensed professional consultants who comply with applicable building codes, local, state and federal regulation as well as Kolter Homes standards
  •         Review and redline master plan sets to ensure technical accuracy, code compliance and adherence to Kolter specifications, while cross referencing the master plans with technical drawings from trade partners (truss layouts & engineering, mechanical plans, cabinet drawings, etc.)  and varying Kolter product lines
  •          Communicate solutions to plan issues in a timely fashion to community personnel (Permit Coordinators, Construction Managers and Community Leaders) to limit field errors   
  •          Review and redline Blackline drawings to confirm adherence to master plans
  •          Interpret plans and communicate their intent to all applicable outside consultants and internal departments
  •          Responsible for daily/weekly tracking of all projects and tasks on the Architecture Project Schedule and delivering completed projects on or before due dates
  •          Maintain Architectural supporting files including but not limited to: Product Scripts, Spec Matrixes, Footprints
  •          Maintain master plan file folders in an orderly fashion using the existing folder structure
  •          Identify problems related to Architecture, Construction and Permitting and recommend ideas and solutions for said problems 
  •          Point of contact for Architecture Department processes and procedures including but not limited to: PCR Smartsheet maintenance, Model Row Coordination and training documents
  •         Responsible for attendance at team meetings and project updates   
  •         Provide support to community personnel by facilitating plan revisions, building department comments and submittals as they relate to Prototype, Sales Model and Specialty Lots
  •          Perform frame walks on Prototype, Sales Model and Specialty Lots
  •          Work with all Kolter departments (Purchasing, Construction, Marketing, Permitting and Sales) for any architectural related requests 
  •          Work with Director of Community Planning and the Process and Procedures Department on all requests  
  •         Execute Community requests that arise from Director of Construction, Director of Purchasing, Community Directors, or Division Presidents 
  •          Review Marketing Collateral and Interactive Floor Plan drawings for accuracy
  •         Monitor work for legal or regulatory compliance 
  •          Ensure adherence to corporate policies and procedures
  •         Comply with Kolter Homes standards, Architecture processes and procedures and best practices 
  •          Comply with all the best practices from the Processes and Procedures department such as professionalism and work etiquette
  •         Expected to work efficiently and effectively in the department following professional behaviors and characteristics that work best for the team and business    
  •         Provide training when necessary for all consultants and internal staff 
  •          Prepare material for training and department processes  
  •           Responsible for administrative tasks related to your projects such as work orders, invoices, plan dispersion, etc.  
  • Responsible for monitoring and maintaining a personal work email account
REQUIRED JOB KNOWLEDGE, SKILLS, AND ABILITIES: 
  •          Well-developed knowledge of Residential Architecture and Construction 
  •         Understanding how Architecture projects directly affect other departments such as Sales, Marketing, and Purchasing     
  •         Manage multiple priorities in a timely and professional manner with strong attention to detail with limited supervision   
  •          Able to read and interpret engineering reports, construction documents, specifications and building comments   
  •           Responsible Ability to learn basic operation of software including Bluebeam, Builders CMS, Build Pro, and NewStar for data and information purposes 
 EDUCATION AND/OR EXPERIENCE:  
  •         Bachelor's degree in architecture or construction related field preferred. One year of work experience may substitute for one year of the required education up to the maximum of four years substitution. Where substitution is accepted, applicants must demonstrate an increased knowledgebase and have a record of completing challenging work assignments     
  •         Manage Eight to ten (8-10) year's experience in production residential or multifamily construction strongly preferred    
  •          Ability to use AutoCAD
