Summary
ESSENTIAL DUTIES AND RESPONSIBILITIES:
· Coordinate and supervise the construction process, making sure that projects are completed on Time, as contracted and within budget
· Manage subcontractors and direct subordinates, as well as coordinate engineers, architects, clients and other Kolter departments as it relates to the construction of the home
· Responsible for ensuring that work meets general building standards and regulatory requirements
· Identify any areas that need correction to the best of their knowledge and work with the relevant party to resolve the issue
SPECIFIC DUTIES:
· Must visit each home daily with the exception of homes where activities shall not allow such as setting trusses, etc.
· Update BuildPro at least once per day including the input as notes as required
· Must review all design addendum items prior to the start of the home and on an ongoing basis. It is the sole responsibility of the CM to ensure all contracted homes are properly installed in the home.
· Keep reasonably clean job sites and, to the best of their ability, have the site clean for show every Friday.
· At a minimum the CM is responsible for:
o Foundation Inspection
o Rough Opening Inspection
o Frame and Rough Mechanical Inspection
o Ensure the Elevation of the home is correct per the approved blueprint
o Conduct the QAI inspection per the approved process, and complete the items on the report
o Complete all NHO and PCO list items that are not Long Lead items
o Safety of the jobsite per OSHA Guidelines and Kolter requirements
o Attend all Kolter Certification and Training Courses/meetings
o Manage SWPPS within your control
o Ensure No Trespassing signs are up at all times, as well as, following posting policies at all times
o Have required Kolter tools per policy at all times
o Have a measuring tape and something to write on with you at all times
o Must use blueprints to instruct subcontracts and build the homes
· Provide advice to Senior Management with respect to issues directly related to area of responsibility as well as the
· impacts of construction activities on the overall business operation, to include:
o Providing input on monthly starts and closing goals
o Receiving and managing complaints by customers
o Resolving subcontractor disputes and manage their schedules
· Collaborate with Purchasing to establish and maintain cost control variance purchaser order
EDUCATION AND/OR EXPERIENCE:
- Bachelor’s degree in business, Construction Management, Engineering, Architecture, or other related field is preferred
- The requirements below are included and/or in addition to Policy & Procedure 5.6.3 Construction Training and Certification Requirements:
- OSHA 10-hour Construction Certification – within 30 days of start date
- Stormwater Management EPA Construction Training Certification – within 30 days of start date
- Minimum of five or more years of related experience in a similar position
- Communicates areas of accountability and performance expected of personnel assigned
- Plan, assign and direct the work of employees
- Determine the types of equipment to be used in performing work or materials needed
- Monitor work for legal or regulatory compliance
- Provide safety and security for the workplace
- Ensure adherence to corporate policies and procedures
- Maximize employee morale and productivity
